For those of you who are on the fence about selling, I recommend you meet with David if you want a low pressure, but highly informative meeting, to help you make a decision. David really delivered for me. Here was my experience:
When I first spoke with David, I told him I wasn't sure if I was going to sell my apartment building. He assured me that our meeting was just to give me the information so I can decide what I need to do, with no strings attached. So I met with him. He was true to his word, it was very informative, with absolutely no pressure to sell.
But after taking everything in to account, I decided it was the right time to sell my 8 unit apartment here in L.A. and do a 1031 exchange to an apartment building that is not subject to rent control. David did a masterful job of facilitating this process. Not only did he get multiple offers and sell my property for over asking price, he also found me a great non-rent control apartment building to exchange in to.
He even got the buyer of my 8 unit property (downleg) to give me a back out clause just in case I decided not to go through with the 1031 exchange. I've never even heard of that before, but he some how did it. You will have to ask him how he pulled that off.
David is very trustworthy, hardworking, and a great negotiator to have on your side. I was especially impressed with his follow up and correspondence with myself and my daughter, who was working with me on this sale. David kept us informed and ultimately comfortable form the moment we signed a the exclusive listing agreement with him, through the close of escrow for my upleg. There were even some loose ends I had to tie up after we closed escrow and David was on top of that for me long after we closed. Hire him, you won't regret it.
